eagle storageA two-property portfolio located in West Columbia, SC, was sold in late July to an out of state investment firm. The buyer formed an LLC for the purpose of acquiring the facility.

Eagle Self Storage consists of two facilities located about 3/10 of a mile from each other. The facilities feature a combined 337 self storage units and 35,625 RSF, situated on 5.31 acres with room for potential expansion or parking. Amenities include lighting, fencing and an office.

Riverchase Self Storage located in Lexington, South Carolina and Summit Self Storage, located in North Augusta, South Carolina were sold to a national buyer in May.

Located approximately 60 miles from each other, the facilities feature a combined 1,310 self storage units, 490 of which are climate controlled, vehicle and RV parking, and over 168,360 RSF situated on 12.86. Both are located in growing communities, and enjoy a combined occupancy of 92%.

Michael Morrison, Associate Broker with Midcoast Properties, Inc. led this effort on the seller’s behalf.

self-storage3Midcoast Properties, Inc. has announced the sale of Plantation Self Storage, a two-property portfolio located in Bluffton and Columbia, South Carolina, in early March to Morningstar Storage.

The facilities feature both climate-controlled units and non-climate drive-up units, as well as lockers, wine storage, covered drive-up units, and RV and Boat parking. Combined, there are a total of 19 buildings situated on 14.85 acres, with over 165,000 RSF. Amenities include cameras, lights, digital gate access, timers for lights in hallways, move-in trucks, and offices with moving supplies. They each enjoy good visibility and are situated near shopping centers and residential developments.

Dale C. Eisenman, CCIM of Midcoast Properties, Inc. represented the seller and had the listing to market the facility.

two soldSpaceMax Storage in Charlotte, NC, has changed hands. The buyer and seller weren’t identified. The facility, on 2.1 acres at 2908 Monroe Road, offers 658 units in 69,318 rentable square feet. The Colliers International Self Storage Group handled the deal. Malvern, PA-based CubeSmart now operates the facility. Charlotte-based Childress Klein Properties Inc. owns and operates the SpaceMax Storage brand.

An unidentified private equity group purchased AAA Storage City in Ridgeland, SC, from an unidentified seller for an undisclosed amount. The facility was listed at $11 million. The facility, on 8.6 acres at 3715 Argent Blvd., comprises 524 units in 78,690 rentable square feet. Dale Eisenman of Hilton Head, SC-based Midcoast Properties Inc. represented the seller.

self-storage3The city of Rock Hill could close the door on new self-storage and mini warehouse businesses for six months.

The Rock Hill City Council voted Monday night to put a moratorium on new storage sites, and to limit areas where they might be allowed in the future. Both votes were preliminary, and each require a second vote before they are final.

“I don’t know if this is a fad or what, but it’s just been a proliferation of these things popping up inside the city and outside the city,” said Councilman John Black.

City attorney Paul Dillingham, who presented the two proposals to council for an initial vote, said the moratorium would be 180 days. It would give the city manager and planning staff time to study zoning rules and districts, he said. They could consider zoning changes to make sure storage sites are “compatible with existing businesses” in their area, he said.

The property at 11055 Dorchester Road is 23 miles northwest of Charleston, S.C. Built in 2007, and expanded last year, it comprises 53,859 net rentable square feet of storage space in 405 units.

The seller was a partnership between an Austin, Texas-based private company and Absolute Storage Management (ASM), which owns and operates 105 self-storage facilities in 15 states. The buyer and the seller were represented in the transaction by Bill Bellomy and Michael Johnson, brokers with Bellomy & Co., a commercial real estate firm with offices in Austin and Houston.

two soldThe Storage Acquisition Group has announced the sale of two self-storage facilities located in South Carolina. The facilities, located at 2248 North Main Street in Summerville and 2711 Woodruff Road in Simpsonville, are part of a larger portfolio currently under acquisition. The sale was finalized on April 12, 2018.

The facilities total over 200,000 square feet and just over 1,450 storage units. The properties offer a mix of climate controlled and non-climate controlled units, drive-up access units, electronic gate access, video surveillance, and more for maximum convenience.

The Summerville facility is located just a few miles from the heart of historic downtown Summerville. Its location between State Road 176 and Highway 26 make position and visibility second to none. In addition, the Summerville area is growing rapidly with an average population increase of more than double the rates seen in the rest of the state.

The Simpsonville facility is located right beside the intersection of interstate highways I-385 and I-185 in an area dubbed ”The Golden Strip” for its prosperous commercial and retail sectors. The area is home to major corporations such as BMW, Michelin, GE, and Caterpillar to name a few.

The sale was managed by the group’s Vice President, David Spencer, and President and CEO, Cowles M. “Monty” Spencer, Jr.

Institutions continue to invest in self-storage assets, paying high prices for properties and partnering on new developments.

“There’s been tremendous activity from high-end, institutional-level capital that is entering or attempting to enter the space,” says Brian Somoza, managing director with JLL Capital Markets. “That’s been driving a fair amount of acquisitions.”

Developers plan to open new self-storage properties totaling millions of square feet in 2018. New customers are expected to rent up most of this new space, keeping average occupancy rates high and property incomes strong. With fundamentally strong demand, institutional investors keep paying high prices for properties even though buyers may take longer to close deals and are buying less than they did in 2016.

Located on over 4 acres, this property offers over 20,000 RSF, with 123 traditional self storage units, RV and boat parking, a rental office and a 5,000 SF warehouse. There is also the opportunity for expansion.

The facility was opened around 2007 with the last expansion in 2010, and enjoys occupancy of 100%.

The property consisted of 303 storage units in 34,700 net rentable square feet plus 15 parking spaces for boats and RVs. The property is located at 1573 Folly Road in Charleston, South Carolina. The property was purchased by a private equity firm from Pennsylvania and will be managed by a third-party management company. The seller was an entity controlled by an individual from San Diego, California. The sale price was $4,686,500.

Located on Clements Ferry Road just tenths of a mile from the proposed 9,000 acre development of Cainhoy Plantation, estimated to be home to 20,000 – 40,000 residents over the coming decades, the facility features 11 self storage buildings plus an office building, with 84,200 +/- RSF on approximately 6 acres. It offers climate units and traditional units, plus parking. There is also an onsite rental office with moving supplies, and a self serve Kiosk. Expansion can be accommodated onsite vertically.

There are 22 new self storage facilities under construction in the the Charlotte, NC MSA, which would represent a 6.8% increase in total existing supply if all projects were completed. This is the 14th largest increase in the nation according to The Pipeline Report, which is published by STR.

self-storage3A planned 100,000-sq.-ft. facility in West Palm Beach, Fla. appears to break new ground in how self-storage properties are developed. Aside from 830 climate-controlled self-storage units, the mixed-use project will also include 1,200 sq. ft. of rentable retail space on the ground floor.

This is part of a larger effort on the part of municipalities to restrict the development of self-storage properties in favor of preserving space for manufacturing.

New York City became the latest city, along with Charleston, S.C. and San Francisco, to enact policies reining in the development of hotel and self-storage properties to preserve land for manufacturing uses and support job growth. The developers of the planned self-storage space in West Palm Beach included retail as a tactic to make the property more appealing to local authorities and gain zoning approval, say industry observers.
