Integra Realty Resources Expands Right-of-Way Division

The Greenville office of Integra Realty Resources, a nationwide commercial real estate appraisal firm, is expanding its right-of-way division with the hiring of Bruce DeHaven.
“I’m excited to have Bruce join our firm,” said Michael Dodds, MAI, CCIM, who serves as managing partner of both the Greenville and Columbia offices. “We were determined to hire the right person to head up the expansion of our right-of-way practice. With Bruce’s extensive eminent domain experience, he is the perfect guy.”
DeHaven has over 25 years of appraisal experience, and joins Integra after almost 20 years as an appraiser with the South Carolina Department of Transportation (SCDOT). He is currently on the approved appraiser, and review appraiser, lists of the SCDOT. Bruce is also a member of the Carolinas Chapter of the International Right of Way Association.
“With Integra’s database, proprietary appraisal software, and excellent reputation, I saw a really unique opportunity to expand my appraisal skills,” said DeHaven, who joined the firm last month.
Integra Realty Resources routinely provides commercial appraisals throughout the State of South Carolina. “Independence is important. We do not offer brokerage or leasing services, so we can offer valuation services without any real, or perceived, conflict of interest. Our clients want a true independent third party to point them in the right direction,” said Dodds.
Hotel Tax Assessments Typically High

Based on our experience, many hotel owners are being overcharged by 15% or more on their property taxes. There are lots of reasons why hotels are overvalued, but it is mainly the result of improper appraisal techniques by the assessor’s office. If you are a hotel owner and feel that the assessed value of your property is high, contact me, and my firm will review your assessment to see if a reduction is likely. Property tax reductions for hotels are direct to your bottom line, meaning a higher net income, resulting in a higher property value!

Integra Realty Resources – South Carolina
Posted by: | CommentsI try not to use this website to promote my business too often, but occasionally, I’ll get an email asking for information on what we do. Integra is a national appraisal firm with over 60 offices. I am the managing director of the Columbia, SC and Greenville, SC offices, although we have done appraisal work throughout the state including the Charleston, Myrtle Beach, Florence, Hilton Head, Bluffton, Spartanburg and Aiken markets. Our appraisal staff includes three MAI designated appraisers and in total, the staff has over 100 years of combined experience. Personally, I have been in the appraisal profession full-time since 1985, where I worked in Charlotte, NC for five years.
In addition to traditional real estate valuation work, we routinely complete market rent studies for medical office buildings and feasibility studies for apartments and senior housing developments. With tax bills being mailed soon, we can also assist with real property tax appeals, so keep that in mind. One of the newer services that we offer is working with banks to ensure that their real estate appraisal process meets federal guidelines. Our appraisal management division operates a little different than most, since the fee appraisers invoice the bank directly instead of invoicing Integra. This provides a higher level of transparency that the regulators like.
What we don’t do is sell real estate. That way, there is no conflict of interest and the users of our services can have confidence that their rent roll doesn’t end up in the wrong hands. No broker or leasing agent should have access to an appraisal file…..but they do in many cases.

Apprentice Appraiser Position Available

Responsibilities will include working closely with senior appraisers on inspections and assisting in report writing/research. Candidate must be a college graduate and very articulate. Some appraisal experience preferred, but not required.
Candidate [U]must[/U] be comfortable in Microsoft Windows environment and proficient with Word and Excel. Compensation plan will be based upon experience, but features competitive fee split (or salary, depending upon experience level), health insurance, and education reimbursement.
The office has access to most data sources, including Real Capital Analytics, Reis, CRS, Loopnet, Smith Travel Research, STDB and statewide CoStar access. In addition, Integra has a national comparable database.

Dodds Appointed to Real Estate Appraisers Board
Posted by: | CommentsMichael B. Dodds has been appointed by Governor Nikki Haley to the South Carolina Real Estate Appraisers Board. The Senate confirmed the appointment on February 22, 2012. The term of the initial appointment began on the date of confirmation, with an immediate reappointment to commence May 31, 2012, and to expire May 31, 2015.
Dodds is currently the Managing Director and Principal of Integra Realty Resources – South Carolina. He holds the prestigious MAI designation of the Appraisal Institute, in additional to the CCIM designation of the CCIM Institute. With over 25 years of appraisal experience, he has a broad range of experience in valuation and analysis of all types of real estate, including commercial, industrial, office, multi family, mixed-use, and special-purpose properties.
The South Carolina Real Estate Appraisers Board, which consists of seven members, is under the administration of the Department of Labor, Licensing and Regulation. The purpose of this board is to regulate the real estate appraisal industry so as to protect the public’s interest regarding real estate valuation.
Integra Again Named to Inc. 5000 Fastest Growing Companies List
Posted by: | CommentsIntegra Realty Resources, Inc. has been named part of the 2011 Inc. 5000, Inc. magazine’s annual ranking of the fastest-growing private companies. This is the company’s second consecutive year appearing on the list.
The 2011 Inc. 5000 list measures revenue growth from 2007 to 2010. To qualify, companies must have been founded and generating revenue by March 31, 2007. Additionally, they had to be based in the United States, privately held, for profit, and not a subsidiary or division of another company.
2011 recipients also include ideeli, Spirit Airlines, Honest Tea, and Dunkin Donuts, to name a few.

Residential - This person does not have to be a licensed appraiser, but must have a strong background in appraisal compliance. The most likely candidate would be a mortgage underwriter with extensive appraisal knowledge. Part time or full time will be considered. Integra Holds National Conference in Las Vegas

I am in Las Vegas for a few days for the national convention of Integra Realty Resources. With about 275 managing directors, analysts and administrative staff here for various training classes, it is our largest conference ever. The meetings are at the Hard Rock Hotel, which has been fun.

Obviously, IndyMac was not in compliance with Part 323 FDIC Laws and Regulations. If you are a banker, or bank director, that has concerns about Part 323 compliance, give me a call.
