New Construction Planned for Litchfield Plantation
Posted by: | CommentsClearing was expected to start this week on lots in Litchfield Plantation after the development company last week paid a shortfall in the budget of the property owners association. The move followed 17 months of legal battles between the association and the company.
Development will begin on 21 homes, said John Miller, president of Litchfield Plantation Co.
He bought the company’s assets last year from the plantation’s original developer, Louise Parsons, after the collapse of a buyout effort. That followed a meeting of property owners where the head of the buyout group, Scott Trotter, and his attorney were voted off the board. The new association board filed suit asking the court to declare that the development company no longer has control over the association since it failed to fund a budget shortfall as required by the deed covenants.

New Marina, Homes To Be Built Soon In Georgetown, S.C.

For the first time in quite a while, there is some good news concerning residential development in the City of Georgetown.
South Island Plantation will soon begin construction on a new marina and pier inside the gated community.
Georgetown City Administrator Chris Eldridge said last week the developers of the property have received a building permit to construct the $540,000 pier.
City Planner Rick Martin said the pier will be about 1,000 feet long.
So far, there is only one house inside South Island Plantation but, Martin said, all the infrastructure is in place.

Georgetown County Going Forward With Reassessment This Year; Other Areas Not

Georgetown County has decided to go ahead with reassessment this year, but the trend of delaying the process is happening in many other counties.
Georgetown County is planning to move forward with reassessment, and the first notices should go out in July, according to county officials.
“We are planning to moving forward,” said County Councilman Austin Beard. “We haven’t gotten our numbers back yet, but it is our understanding that we are moving forward.”
Beard said he does not know what impact the possibly declining property values in the county will have on reassessment.

New Life for Georgetown’s Marina Village at Belle Isle

The owner of the Marina Village at Belle Isle has dropped prices and hired a full-time Realtor to boost sales at the year-old, high-end development, which has struggled to find buyers.
The townhomes, which are priced between $399,000 and $675,000, are in one of the hardest-hit price segments. Only 20 condominiums and townhomes sold for between $350,000 and $1 million in Georgetown County in 2009, according to Site Tech Systems, a local company that tracks the real estate market.

Georgetown Steel Plant as a Park?
Posted by: | CommentsI appraised the Georgetown Steel plant in 2003……..and never got paid for it due to the owner’s bankruptcy shortly thereafter. I read this morning that local officials are now planning for the possibility that the now closed mill will not reopen as a mill. So what does one do with a 584,000 square foot vacant steel mill? It sits on 65 acres in a deep water port and the building has ceiling heights up to 72 feet.
