MHA Sells Five SC Apartment Communities

Multi Housing Advisorssold signs (MHA) has arranged, in separate transactions, the sales of five South Carolina apartment communities for a total of $52.6 million. Marc Robinson, Jordan McCarley and Watson Bryant of MHA’s Charlotte office represented the sellers in the transactions.

Details of the deals are below:

  • Greystone & Co. sold the 152-unit The Reserve at Cavalier and the 130-unit Hampton Forest, located in Greenville, to two separate funds controlled by Monument Capital Management.
  • Applegate & Co. sold the 312-unit Polo Village, located in Columbia, to an affiliate of EBSCO Income Properties, LLC.
  • LNR Partners sold the 176-unit Pocalla Springs, located in Sumter, to an undisclosed buyer.
  • Southwood Realty sold the 132-unit Heather Heights, located in Rock Hill, to Varden Capital Properties.

These transactions come after a very busy 2014 for MHA. Last year, the 13-year-old firm closed 129 multifamily investment sales in the region, more than any other brokerage firm, according to CoStar data. MHA’s transactions totaled $1.09 billion in sales volume and included 21,500 units.

Colliers Brokers Three Industrial Transactions for $7.75 Million

Colliers International’s Chuck Salley, SIOR and Dave Mathews, SIOR completed the sale of three industrial properties totaling nearly 500,000 square feet for $7.75 million. The properties include:

  • 2 Business Parkway located in Lugoff, South Carolina, consists of 164,000 square feet and sold for $3.4 million.
  • 220 Commerce Drive located in Greenville, South Carolina, consists of 162,400 square feet and sold for $2.35 million.
  • 2630 Highway 15 located in Sumter, South Carolina, consists of 172,863 square feet and sold for $2 million.

Salley and Mathews represented the buyer, Reger Holdings, LLC, in the purchase of the three properties. Colliers’ Givens Stewart, SIOR and Richard Jackson of the Colliers International Greenville, South Carolina office represented the seller of 220 Commerce Drive in the Greenville, South Carolina.

Sumter Industrial Properties Sold

The industrial properties at 511 and 561 North Pike Street in Sumter, South Carolina have  sold. The properties consist of an 11,800 square foot warehouse, a 20,400 square foot warehouse and 84 mini-storage units.

George McCutchen, CCIM, SIOR represented the seller of the property, Boineau’s Moving. The purchaser was Coleman American Moving from Alabama and the purchase price was $850,000. McCutchen said, ‘This is a nice transition from Boineau’s to Coleman American, who also has a great reputation for their moving service.” Coleman is an Agent for Allied Van Lines and each site is a military approved facility.

Shaw Air Force Base has created upwards of 2,000 jobs locally worth about $72.25 million, according to an economic impact statement released by the base.

“For 70 years, Shaw Air Force Base has been a cornerstone of the economic strength of the South Carolina Midlands,” said Rob Sexton, community relations manager. “It is our pleasure to forward to you the annual summary of Shaw Air Force Base’s economic impact upon the region and many other statistics for the fiscal year which ended Sept. 30, 2009. This is the most-recent fiscal year for which all statistics are now available.”

The city of Sumter has 638 acres of abandoned or vacant lots, representing about 3.5 percent of the city’s total acreage.

Many people know about these lots and even where they are. What to do about them, however, is another matter.

As a starting point, members of the Sumter City-County Planning Department surveyed the streets to identify the vacant lots and properties from October to February, then took two months to compile a report.

Get ready for a boom — and not a sonic one, either.

Shaw Air Force Base is accepting bids for a new development that will create 630 homes for military families in the area, and builders are in a frenzy trying to get in on the action.

According to Chris Aamold, deputy commander of the 20th Civil Engineering Squadron, Shaw has been planning to privatize its military housing for the past 11 years, ever since the Housing Community Profile, a funded contracted study, determined that privatization was a necessity.

Ray Reich, the city’s downtown development manager, and others involved in the redevelopment of downtown are hoping people will.

Reich said putting apartments in the upper levels of some downtown buildings is the next step in the revitalization of downtown Sumter.

Construction of the 3rd Army’s new $150 million home at Shaw Air Force Base should begin this June, officials announced Monday.

The project, which will bring about 1,400 soldiers and their families, is the heart of a $200 million building boom at the Sumter base.

Shaw commanders, though, said the Air Force has plenty of projects under way and even a few — like a new “green-friendly” dormitory for airmen and flight-line shelters for F-16 fighters —near completion.

Several planned local ventures stall but others still on track to open

A little more than two years ago, rumors of a second Wal-Mart Supercenter coming to Sumter were finally confirmed.

As the national economy lost its momentum and the inventory of new homes in the local real estate market reached a point of oversaturation, the second Wal-Mart — slated for a 45-acre plot at U.S. 15 South and Lewis and Cockerill roads that sold for $3.4 million — was put on ice.

What seemed like a win for Sumter in late September 2006 — several officials put the total expected investment from the world’s largest retailer in the $20 million range — now has to be placed firmly under the heading of ‘maybe.’

Point-of-Sale Bill Introduced in the Senate
The House approved H.4942(Cotty), legislation that addresses point-of-sale assessment issues, last week by a vote of 102 to 0. H.4942 was introduced in the Senate on Tuesday, received first reading and was referred to the Senate Committee on Finance. South Carolina Association of REALTORS lobbyists are working on securing a subcommittee meeting on the legislation.
Point-of-sale assessment is an issue that must be addressed, as there are some very serious inequities created in the real estate market by point-of-sale. H.4942 allows for a delayed implementation of point- of-sale assessment until the next county-wide reassessment cycle. This bill will not affect the property tax relief provided to owner-occupied homes or affect the 15% reassessment cap.

Do not underestimate the importance of this. I hear that there are appraisers in the state that still aren’t addressing the tax law change in their appraisals…………this is embarrasing to the profession.

New Retail Center Planned for Sumter

Hammond Development to Build South Carolina Retail Center

Spartanburg, S.C.-based Hammond Development is building Sumter Town Centre, a $3 million, 8,000-square-foot retail center in Sumter. Tenants include Firehouse Subs and Bruster’s ice cream shop. The center is situated on 1.4 acres at 1293 Broad St. Construction began in March, and the project is scheduled to deliver in July.
