sold-sign6Berkadia announced the recent $11,850,000 ($89,772/unit) sale of Westbury Mews, a 132-unit multifamily property located in Summerville, S.C.

Mark Boyce, Director and Blake Coffey, Associate exclusively listed the property for High Real Estate Group and completed the sale on March 31st. Westbury Mews was acquired by Burlington Capital Group.

John Bray, Senior Managing Director with Berkadia, financed the transaction through Freddie Mac.

“This was a great transaction for all parties. Buyer and Seller performed very well and financing led by Berkadia hit all projected timelines. Burlington will benefit from Summerville’s continual growth and the assets stable track record. sold_stamp redNorth America Sekisui House LLC, a subsidiary of Japan’s largest homebuilder, bought the expansive tract Friday within the growing Nexton community near Interstate 26 and U.S. Highway 17A, according to a joint statement from the buyer and seller. The price was not disclosed.

San Diego-based American Newland Communities, the new owner’s partner, will develop the site.

Almost all of the tract — 3,600 acres stretching from I-26 to U.S. Highway 176 — is slated for new homes. About 400 acres will be set aside for commercial development. Some of the tract is made up of wetlands.

The project is a first in the Charleston region for the owner and developer.

“We selected NASH and Newland Communities because we are confident that they will follow through with our plans for Nexton as they were originally conceived,” said Ken Seeger, president of WestRock Land and Development, the Summerville-based division of paper giant WestRock Co. “We look forward to working beside them on the properties we are continuing to develop.”

grand oaks self storageGrand Oaks Self Storage, located in Summerville SC, was sold in February to an out of state buyer and commanded a sales price of $1,700,000 which factored in the onsite expansion land that has been approved for over 55,000 sf of self storage. The buyer formed an LLC for the purpose of acquiring the facility and intends to expand the facility in the near term.

This facility was comprised 24,705+/- RSF, and 152 units on over 5 acres. Amenities include drive-up and climate controlled units, RV, boat and car parking, security cameras, computerized gate entrance, and a rental office with moving supplies and good visibility.

Dale C. Eisenman, CCIM of Midcoast Properties, Inc., a leading self storage broker in the Southeast, represented the seller and had the listing to market the facility. Some unexpected situations arose during the due diligence process, but Dale was able to facilitate a satisfactory resolution leading to the successful closing of the transaction.

bjs-logoCostco and Sam’s Club soon will get some Lowcountry warehouse store competition.

BJ’s Wholesale Club is planning a new 87,000-square-foot store at the end of Jockey Court near Comfort Suites and Wal-Mart in Summerville as its only store in South Carolina. Construction could begin in December on the 21-acre site near Interstate 26 at the Summerville exit, with an opening in late 2016.

“We are excited to be part of the growth in Summerville and look forward to bringing the BJ’s Club experience and savings to the market,” said company spokeswoman Maria Fruci.

The project is making its way through the town’s project review process. The new BJ’s is up for final approval by the Commercial Design Review Board on Sept. 17, and the Planning Commission will consider a request to annex 18.5 acres of the tract and zone it for general business on Sept. 21. The site is in an unincorporated part of Berkeley County for planned development-mixed use.

sold sign56A seven-tenant retail building across from the Azalea Square Shopping Center in Summerville was recently sold for $5.2 million, according to the real estate firm that represented the seller.

The Shoppes at Azalea, a nearly 12,000-square-foot building, was fully leased to Moe’s Southwest Grill, Chicken Salad Chick, Great Clips, UltraSkin, TCBY, Which Wich and Noodle Nerd when it was purchased by a family partnership based in New York. The company name was not disclosed.

Mark Cothran, president of Greenville-based Cothran Properties LLC, sold the newly built facility and was represented by Andrew Margulies, associate vice president of Marcus & Millichap. The commercial real estate investment service firm has nearly 80 offices in the United States and Canada, including a site on King Street in downtown Charleston and on Main Street in Columbia.

heritage square2Thursday, the Town of Summerville’s Design Review Board preliminarily approved plans for a Spinx gas station on the Heritage Square site.

With boarded windows and weeds growing around the building, it doesn’t look very inviting right now. Heritage Square has been virtually vacant and deteriorating for 15 years. Palmetto State Armory owns the land and will occupy some 30,000 square feet of the existing space. The business will encompass an 18 lane shooting range, sell ammunition and sell other outdoor living equipment.

“The Palmetto State Armory will be a destination,” Mayor Bill Collins said. “People will come from 50 to 75 miles.” A spokesman for the company says they are looking for both national and local retailers to fill the additional space on the site.

800 Homes Planned for Summerville

A national homebuilder is looking to build a new gated community in the Summerville area with more than 800 homes.

New Jersey-based Hovnanian Enterprises Inc. plans to build Four Seasons at Lakes of Cane Bay in Summerville, according to a news release. The company expects to open its welcome center in the fall.

The 4,300-acre neighborhood includes The Market at Cane Bay, the Del Webb and Sanctuary Cove communities and four subdivisions in the Old Rice Retreat community. There are also Dan Ryan Builders and Lennar Homes communities in the neighborhood. A high school and elementary school opened in 2008 and 2009, respectively, and a middle school followed in 2012.

Homeowners in the new community will have access to seven miles of navigable waterways, a 250-acre lake and more than 10 miles of nature trails and pathways, the news release said.
