boiling springsThe Villas at Lawson Creek, a 202-unit apartment community in Boiling Springs, was recently sold for $19 million.

Spartanburg County property records showed Connecticut-based Hamilton Point Investments purchased the multifamily complex at 9159 Asheville Highway from Greenville-based Graycliff Capital Partners on Jan. 12.

Built in 2009, the Villas at Lawson Creek has a mix of one-, two- and three-bedroom apartments, a cardio fitness center, movie theater, tropical pool, two-story clubhouse, business center, community pavilion, patio sunrooms, car care facility and a 24-hour laundry facility, according to Graycliff Capital Partners.

Chris Yeagle and Kyle Chase with On Eleven Partners, headquartered in Mount Pleasant, brokered the deal.

sold-sign6Tony Bonitati, Kay Hill and Bern DuPree represented Georgetown Holdings, LLC in the sale of two Spartanburg, SC multifamily properties totaling 166 units. Georgetown Village located at 1421 John B White Sr. Boulevard (74 units) and Timberlane Apartments located at 106 Kensington Drive (92 units) were sold to Cedar Grove SC II, LLC. The buyer was not represented in the transaction. The portfolio sold for $8,750,000, or $52,711 per unit. Both properties were fully occupied at the time of sale.

Two Upstate Apartment Communities Sold

two soldMonument Capital Management has recently purchased Park West Apartments in Greenville, S.C. and Magnolia Townhomes in Spartanburg, S.C. The multifamily properties are the fifth and sixth acquisitions for the firm’s Monument Opportunity Fund III, which launched last year and will be managed by Monument Capital Management’s sister company, Monument Real Estate Services. According to Yardi Matrix, the property in Greenville changed hands for $16 million.

Located at 357 Hillandale Road, on over 20 acres in north Greenville, Park West Apartments features 305 one- and two-bedroom garden-style residences and 54 two-bedroom townhomes. Amenities include a fitness center, business center, two swimming pools, three laundry facilities and 640 parking spaces.

Magnolia Townhomes is situated at 201 E Blackstock Road on more than eight acres in southwest Spartanburg. The property offers 98 units consisting of 18 one-bedroom garden-style apartments and 80 two- and three-bedroom townhomes. Residents can enjoy amenities including a clubhouse, swimming pool and laundry room.

The company plans to upgrade each property by improving the curb appeal and unit interiors.

Located at 214 Cedar Springs Road, Hardee’s had 11 years remaining on the lease at time of sale. The restaurant was built in 2007 and is situated on a 0.96 acre site. There are more than 61,000 people within a Five-Mile Radius of the property.

NAI Earle Furman has released its Second Quarter 2016 Market Reports. Reports include market snapshots in the office, retail and industrial sectors of commercial real estate. The reports summarize the quarterly market statistics – including vacancy, construction, asking rents and absorption – across commercial property types and submarkets in the Upstate.

Among the highlights in the reports:

Office: The 2nd quarter of 2016 continues to show improved trends in the Greenville/Spartanburg office market. Upstate South Carolina progresses to perform like a market that is more confident from the landlord’s perspective. The vacancy rate increased only slightly from the 1st quarter and is currently 8% with net absorption totaling (25,129) square feet. DOWNLOAD HERE

Retail: The second quarter of 2016 experienced many of the same successful and positive trends that previous quarters have. Vacancy rates continued to fall from 5.8% in the first quarter of 2016 to its current state of 5.6%. Asking rental rates saw a slight increase from $9.99 per square foot in the first quarter to $10.02 in the second quarter. As vacancy rates continue to decline, retail construction continues to thrive and be successful. DOWNLOAD HERE

Industrial: Vacancy dips to the lowest rates in over 10 years as lease rates continue to move higher. Class A large products have made a rebound as of late, but the demand for smaller buildings in the 20,000 to 50,000 SF range still seems to be challenging to satisfy. The Greenville/Spartanburg Industrial market ended the 2nd quarter 2016 with a vacancy rate of 6.9%. The vacancy rate continues to remain low with net absorption totaling positive 3,186,525 square feet in the 2nd quarter. Landlords continue to see an increase in lease rates. sold signsBerkadia has announced the closing of four separate multifamily transactions in May throughout the Carolinas and coastal Georgia, totaling more than $115 million and 1,900 units. Senior Director Mark Boyce of the Charleston office led the sales.

“Market fundamentals are solid in the Carolinas, which have been reflected by overall investor appetite,” said Boyce. “The region’s sustained employment growth has paved the way for strong apartment performance, and it’s a trend that we expect to continue.”

Highlights include a six-property portfolio located in Columbia, South Carolina, and Fayetteville, North Carolina. Managing Director Cole Whitaker of the Orlando office and Senior Director Paul Vetter of the Atlanta office worked closely with Boyce to successfully sell the 1,520-unit portfolio, which was purchased by Charleston-based Middle Street Partners, LLC. Properties included:

  • Hampton Greene, Saint Andrews Commons, The Waterford at Columbia, Gable Hill and Forestbrook located in Columbia; and
  • Chason Ridge located in Fayetteville.

In three different transactions, Boyce, alongside Associate Blake Coffey of the Charleston office, facilitated the sale of:

  • Serenity Apartments at Greenville located in Greenville, South Carolina – Sold by Elevation Financial Group to a New York-based limited liability company.
  •  The Reserve at Altama located in Brunswick, Georgia – Sold by Intersouth Realty Inc. to a Georgia-based LLC.
  • Woodland Apartments located in Spartanburg, South Carolina – Sold by GHC Housing Partners to Upstate Property Rentals, LLC.

industrialAccording to reports from Colliers International and CBRE, the industrial property market, much like the office and retail markets, remains tight in the Upstate.

Over the first quarter of 2016, the total vacancy for industrial and flex space hovered at just more than 7%, and net absorption was just over 1.6 million square feet for the second consecutive quarter, according to CBRE estimates.

“While current speculative development speaks to the health of the market, the demonstrated success of new development in the present cycle could inspire a new round of speculation,” said Brian Reed, CBRE research manager, in a statement.

Colliers reported the total vacancy rate held steady due to new space being delivered vacant and that the flat rate “does not accurately depict robust interest and activity in the market.”

According to Colliers, industrial speculation construction in the Upstate includes:

  • 545 Brookshire Road in Spartanburg County, a 240,020-square-foot speculative building being developed by Beacon Partners.
  • Flatwood Industrial Park, a 363,000-square-foot industrial building being developed by Johnson Development Associates.
  • Building 1 at Logue Park, a 110,000-square-foot building in Greenville County, is complete and was developed by Cothran Properties.
  • Wingo Park in Spartanburg County — Becknell Industrial completed a 175,000-square-foot building at the park.
