Residential developers are trying to buy Barr Pond and land surrounding it — an area the Lexington Wildlife Chapter has called home since 1955.

Lexington Town Council voted 3-1 on April 1 to approve the sale of the 119-acre pond, also known as Wildlife Lake, and the five acres of land near the pond that the town owns.

SCE&G also plans to sell 11 acres, according to a report in The State.

Members of the Lexington Wildlife Chapter boat and fish on the pond and use the area to take children and seniors on educational tours. They also have a clubhouse on the property where they’ve held benefits for the children’s home, Riverbanks Zoo and other organizations.

“We value that pond for what we can contribute to the community through that pond,” member Ben Knight said at the April 1 town council meeting.

Lexington Strip Center Sold for $314/sf

Marcus & Millichap has arranged the $4.25 million sale of JDE Center, a 13,513-square-foot retail property located in Lexington, SC. The sale includes a single-tenant building and a four-tenant strip center. The purchase price equates to more than $314 per square foot. Tenants at the fully occupied property include Verizon Wireless, Krispy Kreme Doughnuts, Jersey Mike’s Subs, Pak Mail and Miyo’s.

Andrew Margulies of Marcus & Millichap’s Raleigh office, along with Kevin Limbert of the firm’s St. Louis office, represented the seller, a private partnership in Missouri. They also procured the North Carolina-based buyer, Scarafoni Associates LLC.

Wheeler Real Estate Investment Trust Inc. has acquired Twin City Crossing, a 47,680-square-foot, grocery-anchored shopping center, for $4.5 million, or $94 per square foot. The property is located off U.S. Highway 1 in Batesburg/Leesville, approximately 30 miles southwest of Columbia, S.C. BI-LO anchors the center, which was built in 1998, and has 9 years remaining on its lease. Twin City Crossing has been 100 percent leased since 2004 and is fully leased through March 2014. Other tenants include Subway and Advance America.

Batesburg-Leesville is located in Lexington County, SC, with population of approximately 10,433 within a five-mile radius of the shopping center. Twin City Crossing is located on US Highway 1 with excellent access and visibility.

A retail center set to rise on the site of a former sawmill in Lexington will be much smaller than initially suggested.

Design plans submitted to Town Hall outline about 20 stores on the tract, a third of what was once envisioned. The center — along U.S. 378 a mile west of I-20 — features a 14-screen cinema complex that likely will be surrounded by restaurants and stores featuring sporting goods, clothing and other merchandise, officials said.

Hendon Properties of Atlanta, the center’s developer, is awaiting final commitments from a mix of national, regional and local retailers, commercial real estate broker and project consultant Ben Kelly said. Retailers interested in the center are a blend of new and familiar names, he said.
