Romarco Minerals has cleared its last regulatory hurdle in launching commercial operations at the Haile Gold Mine in Lancaster County. The Toronto-based company said the South Carolina Department of Environmental Control has issued it a mine operating permit from – the final major permit required for the project.

Before the state mining permit could be issued, Romarco needed a federal 404 wetlands permit. That permit was issued Oct. 27 by the U.S. Army Corps of Engineers and became effective immediately. The DHEC permit allows the Romarco’s Haile project to conduct mining, milling and reclamation activities at the project. Under the permit, DHEC requires controls for safety and environmental protection, with monitoring and reporting during operations.

Before the start of mining activities Romarco will provide a bond of approximately $30 million for reclaiming and restoring the land when mining ceases. The permit requires that additional security of approximately $30 million be provided over the life of the mine for a total financial security commitment of $60 million.

  • Masonite has renewed its lease of 220,264 square feet at 7300 Reames Road in Charlotte, NC. JLL represented the landlord, Invesco.
  • Casual Cushion has purchased 181,500 square feet at 500 Linkwood Road in Rock Hill, SC from Silagi Development. JLL represented the buyer.
  • Rack Room Shoes has sold 120,000 square feet at 175 Circle M Drive in Salisbury, NC to First Industrial, B&L, LLC. JLL represented the seller.
  • Deli Management has leased 104,112 square feet at 11519 Nations Ford Road in Charlotte, NC. JLL represented the landlord, Invesco.
  • CEVA has renewed its lease of 96,180 square feet in the Charlotte Distribution Center at 1816 WestPointe Drive, Charlotte, NC. JLL represented the landlord, Prologis.
  • F Schumacher has leased 72,500 square feet in Catawba Distribution Center at 1966 West Highway 160, Fort Mill, SC. JLL represented the previous landlord and the tenant.
  • Tom and Jo Claire Dulin has sold 60,000 square feet to RAL Industries at 1320 Camp Creek Road in Lancaster, SC. JLL represented the seller.
  • Coca-Cola Bottling Co. Consolidated purchased 38 acres of land located at Highway 86 in Piedmont, SC from Peter Vance King. JLL represented the buyer.

An Indiana company plans a $31 million apartment community in an Indian Land business park that’s seen a lot of business and industrial activity lately.

The Sterling Group of Mishawaka, Ind., is building the 246-unit luxury apartment complex in Bailes Ridge on S.C. Highway 160 in northern Lancaster County. The Enclave at Bailes Ridge Apartment Homes will be built in 15 two- and three-story buildings on 21 acres.

“When we began research various markets across the country to develop in, a few selected markets, including Charlotte, N.C., continued to rise to the top,” John Ehrhardt, assistant vice president of Sterling Management, says in a news release about the project.

Lancaster Shopping Center Sold

Ziff Properties has purchased the 180,194-square-foot Lancer Shopping Center for $4.4 million. The property is located at 1256 Highway 9 Bypass West in Lancaster. Ziff Properties has plans to spend approximately $450,000 on capital improvements within the first 18 months of ownership. Lancer Center is approximately 80 percent occupied by anchor tenants Bi-Lo, Big Lots, Citi Trends and Badcock Furniture. Other tenants include Its Fashion and Hibbett Sporting Goods.

Ziff Properties was self-represented by Christian Chamblee. Paul Holder of Avtex Commercial Properties also represented Ziff Properties in the transaction. Steve Shields and Mike Burkard of CB Richard Ellis represented the seller, Safeway Group.

Lancaster Wal-Mart Store to Sell for $14.65M

Cole Credit Property Trust III, Inc. has agreed to acquire the Wal-Mart building in Lancaster, SC for $14.65 million, the company reported Wednesday.

The 208,470 square foot building is occupied by Wal-Mart Real Estate Business Trust via a lease that expires in 2019. Wal-Mart pays $1.094 million in annual base rent, or $5.25 per square foot.

Wal-Mart is the sole occupant of the fully-leased building, which is adjacent to the University of South Carolina Lancaster.
