Apartments Planned for Daniel Island Waterfront

DANIEL ISLAND MAPRichardson Properties, a private real estate investment company based in Greensboro, is working with Charleston, S.C.-based Kassinger Development Group to develop a “$40+ million,” 266-unit luxury waterfront complex in the Charleston area.

The Sweetwater community will offer apartments with a range of floor plans, as well as an 18-room boutique-style inn and a grand event lawn. Other amenities will include boat parking, a boat ramp, kayak and canoe launch and community docks.

Sweetwater is a 50-acre property located across from Daniel Island, about 15 minutes from downtown Charleston. The upscale community is expected to see its first buildings completed in early 2016. Charleston-based Sweetwater Construction is the contractor.

S.L. Shaw & Associates, Inc. is developing a 12,000 square foot Office & Retail building on Daniel Island, South Carolina. The two-story Class A building will be located on the 0.44 acre parcel on River Landing Drive between Sermets Restaurant and Sinclair Law Firm. The property is located within walking distance of Daniel Island’s Town Center, including shopping, dining, banking and grocery opportunities with occupancy in Fall 2015.

The property will feature Office & Retail opportunities from 1,500 square feet and up, fulfilling an immediate need for more well positioned Office space on the island.

Charleston Residential Market Leads Most of State

The tri-county residential real estate market continues to hold its own compared to its peers throughout the Palmetto State.

A recent statewide report by South Carolina Realtors, a Columbia-based trade group, shows the Charleston region leads the state in volume of sales and fewest number of days for a home to sell. This has been a recurring theme for the last several months.

The trade group’s report shows that through the first five months of the year, the tri-county region had 5,042 home sales. That compared to 3,896 transactions in the Coastal Carolina region and 3,645 for Greater Greenville.

The report says the average home in the Charleston area was on the market 78 days from the time it was listed to the point of sale for the January-May period, seven fewer days from the year-earlier period. The figure for Greenville was 90 days, down from 96 days last year.

Four new development projects, including a resort-style senior living complex, may soon be sprouting up on Daniel Island. Proposals on each initiative are beginning to make their way through the approval process.

The Daniel Island Company announced last week that Faison Development of Charlotte is hoping to build an approximately 300 unit mixed use multi-family community off Island Park Drive, including 30,000 square feet of retail space. The site is being described as “very urban and upscale.” Also proposed is a new 75,000 square foot office building, to be developed by Holder Properties of Atlanta. Both projects would be located in the undeveloped area bordered by River Landing Drive, Island Park Drive and I-526.

The developments will trigger the extension of Fairchild Street to Island Park Drive, and will also include the addition of a new road as well as a traffic circle (see diagram). Matt Sloan, president of the Daniel Island Company, said the two projects would bring major road improvements that are expected to help improve traffic circulation in the area.

Large Development Planned for Daniel Island

Right now, Susan Petinga has nothing but trees and wildlife behind her River Reach Pointe home near the banks of the Wando River. As she carefully studied a large map displaying a proposed master plan community on the Cainhoy Peninsula, she could see that changing times are ahead for her quiet neck of the woods.

“All we have is the forest in our back yard, and bears, turkeys, and foxes,” said Petinga, whose home is located just on the southeastern edge of the planned new development. “…We sort of knew this might happen. It was too prime a piece of property not to develop.”

Petinga was one of about 150 people who turned out for the first public meeting on the project, dubbed the “Cainhoy Planned Unit Development.” The event, held on October 15 at the Gildan plant on Clements Ferry Road, was hosted by the City of Charleston and those representing the family of the late Harry Frank Guggenheim, the current owners of the 9,000 acre parcel. When fully developed, the property could be home to some 20,000 residents.
