Developer Hopes to Convert Spartanburg Mill into Apartments

A Georgia-based developer wants to reinvent a neglected relic of the region’s textile past in the Arcadia community.

Pace Burt, who in recent years has successfully developed another mill in Arcadia into Mayfair Mill Lofts and a similar project in Greenville, now has his sights set on converting the former Mayfair Mills facility on Hayne Street, known as Arcadia Mill No. 1, into more loft apartments.

He said he will need a federal tax credit and Spartanburg County Council’s approval for a special property tax abatement to get the massive project off the ground.

“It’s a win-win for the community,” said Burt, who’s owned the mill since 2005. “The county is happy to see these brought back to life.”

Several council members have said they support the developer’s request, which is likely to be addressed with an amendment to the 2005 ordinance that gave Burt a special abatement for the Mayfair Mill Lofts project.
