According to Real Capital Analytics, the free standing Verizon store located at 2140 Manna Court in Rock Hill, SC sold in February for $2,895,970, or $585 per sf. The triple net leased store is situated on a 1.48 acre parcel and contains 4,947 square feet. Marcus and Millichap was the seller’s broker.

Columbia Mayor Steve Benjamin has tied his political future to the success or failure of the city’s downtown, announcing Tuesday his term in office would be a failure if Main Street is not revitalized within two years.

Benjamin’s comments came during a news conference announcing that if downtown businesses invest in making their buildings look better, the city will pay 80 percent of the bill, up to $20,000. The offer applies only to the downtown Business Improvement District, bordered by Elmwood Avenue and Assembly, Gervais and Marion streets.

“Revitalization of Main Street is quite frankly a core tenant of how we will determine if we’ve been successful as city leaders,” Benjamin said. “If we are not able to have revitalized Main Street, then we will have failed.”

Five S.C. Senior Living Communities Acquired

Senior Housing Properties Trust has entered an agreement to acquire 20 senior living communities, five of which are in South Carolina, for approximately $304 million.

The 2,111 living units in these communities include 814 independent living apartments, 939 assisted living suites, 311 suites which offer specialized Alzheimer’s care, and 47 skilled nursing beds. Senior Housing Properties Trust is a real estate investment trust based in Newton, Mass.

The company did not release the names of the properties. There are seven communities in North Carolina, four in Florida, two in Georgia and two in Virginia.

It’s another sign that the real estate downturn’s icy grip on commercial buildings is beginning to thaw.

The sleek Automated Trading Desk campus in Mount Pleasant changed hands recently in a deal valued at $462 a square foot, likely the most ever paid for a local office property based on that closely watched measurement.

The $27.25 million sale, to New York-based American Realty Capital, was announced Wednesday. The deal was finalized Feb. 18, said Adam Basch of CB Richard Ellis, which represented the seller, Flagship Capital Partners of Charlotte.

Seneca, SC ranks third among all U.S. micropolitan areas in total corporate real estate deals for 2010, registering 13 facility projects that meet the criteria for inclusion in the Conway New Plant Database. Lancaster, SC was tied for 4th, while the Hilton Head/Beaufort are was tied for 20th.
