Is Senior Housing Occupancy Still Chasing the Housing Market?

The housing market may have bottomed in 1Q09 but it hasn’t realized a V-shaped recovery. Home prices on average did appreciate for two quarters following the 1Q09 low but since have depreciated for two quarters through 1Q10. In 1Q10, home prices fell an average of 3.2% from their 4Q09 levels and have declined 4.2% since 3Q09 (i.e., the most recent quarter with price appreciation). On the positive side, prices are up from the 1Q09 low. With the expiration of the home buyer tax credits, however, there will likely be stress on prices and sales for the next few quarters.
