Charleston Home Sales Rise 22% from March ’09 To ’10

March home sales in the Charleston area increased 22% over last year, with prices about the same as in 2009.

The Charleston Trident Association of Realtors reported today that 691 homes sold during March at a median price of $185,000. Last March, 568 homes sold in the area, also at a median price of $185,000.

Year-to-date, home sales in the Charleston market are up 23% over last year. Prices are up 3%, the Realtors reported.

The total number of room nights sold at Charleston County hotels increased 4% during March compared with last year, the first year-over-year increase in more than two years.

March’s average occupancy rate, at 73.7%, also was up 4% over last year’s rate of 70.9%, according to a report by the College of Charleston’s Office of Tourism Analysis for the Charleston Area Convention and Visitor Bureau.

After two years of declines in monthly room nights sold and occupancy rate, March’s gains still leave the county’s hotels below 2008 levels. But they mark the first positive changes since late 2007.

REIT Buys Mt. Pleasant, SC Medical Office Building

Healthcare Trust of America, an Arizona-based real estate investment trust, has purchased a medical office building near East Cooper Medical Center for $10.3 million.

The sale of the building, called the Medical Center at East Cooper and located at 1300 Hospital Drive, closed March 31, according to the trust. The previous owner was East Cooper Physicians L.P.

The three-story, 60,800-square-foot building is 90% leased to 16 tenants, Healthcare Trust of America said.

Construction activity slipped modestly in the fourth quarter of 2009 across the Carolinas, according to an economic barometer released by a contractors organization.

The Carolinas Associated General Contractors reported that its construction barometer dropped 2.5% in the fourth quarter, leaving it close to where it was at the end of 2008. Some regions in the two states offer bright spots, the report said, with South Carolina declining less than North Carolina.

Robert Threatt Design and Development is pitching a 22-story to 28-story residential tower geared to USC students that if built would be the second-tallest building in South Carolina.

The $80 million to $100 million tower is slated for a parking lot at Blossom and Lincoln streets near Colonial Life Arena.

The project would feature about 600 apartments, as well as first-floor retail space. Among the amenities listed on preliminary plans filed with the city of Columbia are beach volleyball courts, a swimming pool and a sun-tanning area.

What is an MAI Appraisal?

Technically, there is no such thing as an “MAI appraisal.” There are only appraisals performed by an appraiser who has completed the Appraisal Institute’s requirements for the Member of Appraisal Institute designation. The MAI designation, in my opinion, is the highest achievement that is available to an appraiser. Some might argue that other appraisal designations are as well respected, but if you review the requirements of each I think you will disagree. The details of what is required can be reviewed here:

According to Real Capital Analytics, the Beacon Ridge Apartments at 5 Crystal Springs Rd in Greenville, SC sold last month. The sales prices was reportedly $5,500,000 or $38,194 per unit.
Built in 1988, 144 unit complex was approximately 88% occupied.
