Zoning Denial May Alter Carolina Forest Land Swap

A Carolina Forest land swap between developers and Horry County could be off the table after the county planning commission denied rezoning of the two properties involved in the swap.

The two tracts of property, 378 acres off International Drive and 133 acres on Carolina Forest Boulevard, are zoned as “general residential,” and the developers hoped to have that changed to a “planned development district” to allow some commercial construction. The aim of the swap, which started negotiations in 2007, was for the county to be deeded 128 acres of the International Drive property in the deal to build a library, community center, playground, park and trails.
