October 2008 MLS Data Analyzed


The October 2008 MLS data shows some interesting statistics.

Not surprisingly, every market experienced a decline in number of units sold, with Beaufort County experiencing the lowest decline of 6.6%. Of the major markets, Charleston experienced the greatest decline of 29.9%

The median price of homes sold shows an increase of 2.4% in Greenville, as compared to the 3rd quarter of 2007, with Columbia reflecting a slight decline of 0.7%. The median price in Charleston declined 2.9%.

The days-on-market statistics are reported on a year to date basis. Myrtle Beach actually shows a 12.6% reduction in the number of days-on-market, the only market to do so. The days-on-market for Columbia and Greenville increased 16.4% and 5.8% respectively.
