Simpsonville Planners Nix Rezoning of Harrison Bridge Road Property

Developers seeking to build a mixed-use commercial and residential development on Harrison Bridge Road in Simpsonville received a setback Tuesday night when the city’s planning commission voted 5-0 to recommend denial of the request.

Rodney Gray, owner of Land Development Holdings, proposed a 177-lot subdivision with 14.6 acres of commercial space that would open on Harrison Bridge Road, a rapidly developing two-lane road in a mostly residential area.

Residents who live in nearby subdivisions expressed concerns over traffic congestion, infrastructure needs and emissions that could be caused by added traffic, while Simpsonville Planning Director David Dyrhaug said staffers couldn’t support the development’s plan to build a small strip center on one corner of the property.

“Staff looks at that as a form of highway commercial, and we just cannot support any highway commercial” in this “largely rural and residential area,” Dyrhaug said.
