New Housing Boom near Downtown Columbia

Projects help fill need for moderately priced homes in downtown area

Greg Hilton wanted to live in downtown Columbia to be near parks, civic opportunities and his job as an economic development consultant.

But the houses in Shandon were out of his price range and the rent on downtown apartments was more than he wanted to spend. So he looked where a growing number of young professionals are finding affordable housing close to the city center: the North Main Street area.

“It’s a great neighborhood because it has some character,” he said. “It’s not cookie-cutter.”

The North Main area — which Hilton described as cool and trendy — is becoming a center of affordable housing for people who want to live near downtown. Several condo conversions will help fill a need that has been lacking in a city that has seen a rash of upper-end condo projects come on the market in the past few years, developers say.

Condos in two complexes on River Drive, including the one Hilton chose, are being marketed for $85,000 to $119,000 — well under the typical prices of $250,000 and more.
