Analysis: Columbia Housing Market in Good Shape

Columbia’s housing market has all the positive factors working in favor, an analysis presented during the Home Builders Association of South Carolina state convention reported.

The point that is overlooked all too often is that housing markets are local, said Robert Denk, assistant staff vice president of forecasting and analysis with the National Association of Home Builders who presented the report.

The three key factors driving housing market recoveries are: Economic fundamentals (employment and population growth); current local housing market conditions (prices and inventories); and mortgage pool quality (subprime exposure and foreclosures).

The economic fundamentals in the Columbia market are solid, Denk said. Population and job growth are the backbone of a healthy housing market. While job growth is slowing and unemployment is rising, so far this year, both of these indicators remain better than the national averages. Over the longer term, population growth in Columbia has been well above the national average.
