Summerville to Get New Retail Center


Ponds set for commercial venture

The first residents of The Ponds development near Summerville, who recently moved into the under-construction community that eventually could have 1,950 homes, now need a place to eat.

In a few years, they’ll be able to cross the street and shop at the The Market at Ponds, a commercial development that began the environmental-permitting process last month.

The 15.8-acre project, which will be anchored by a large grocery store, will break ground in late 2010 and open sometime in 2012, said local developer John Morgan, who is an investor in the project.

Morgan also is a partner in Greenwood Development, which is developing The Ponds but isn’t involved directly in the commercial venture, he said.

Lincoln Harris, a Charlotte real estate group, is developing the site.

In addition to the grocery store, the shopping center will have 32,000 square feet of space for shops and offices. Separate parcels could be developed for banks or restaurants.

Developers are in serious talks with a grocery store chain, but Morgan said the deal hasn’t been finalized.

The shopping center is the first wave of development at that site, which covers a total of 56 acres. The other land could be developed into more shops or an apartment complex, he said.

‘This is the first of what we expect will eventually be a pretty significant commercial development right there at the intersection of Dorchester Road and Highway 17A,’ he said.

The wooded area around the commercial site also is expected to undergo a massive transformation in coming years. At The Ponds site, workers are building more homes, a

YMCA center and a fire station. And the parcel also is close to the part of MeadWestvaco Corp.’s East Edisto development that one day could become several ‘villages’ near Summerville.
