A deal is pending that would place a commercial development fronting South State 101 at Caliber Ridge Industrial Park across from BMW Manufacturing Corp., but city officials aren’t saying what it may be.

The City Council approved first reading May 13 on a request by JLN Investors Inc. to rezone nearly 8 acres at 1456 and 1501 S. State 101 to C-3, highway commercial.

Glenn Pace, the city’s planning and zoning coordinator, said, “There is a current contract on the property. It’s a situation where we can’t say what may or may not happen on that site.”

City Administrator Ed Driggers said Reno Deaton, executive director of the Greer Development Corp., is handling the matter.

Deaton was out of his office and couldn’t immediately be reached for comment.

The property lies within a Highway 101 overlay district that requires more than the usual setbacks and buffers, and within Caliber Ridge, which has its own covenants and restrictions, Pace said.

It’s zoned industrial.

“We feel very comfortable with the covenants and restrictions that are in place no matter what is placed there,” Pace said.
