42-lot Avondale West community boasts custom estate homes

A new 42-lot community offering custom-built homes is going up near downtown Greenville.

Avondale West, off West Avondale Drive, will be the first gated community with custom estate home sites in Greenville’s North Main area, according to Virginia Hayes, co-listing real estate agent for the community.

Hayes and Sandy Farrey, both of Prudential C. Dan Joyner Co., are marketing the subdivision for Youngblood Development.

Jay Ratterree, of Youngblood Development, said it’s uncommon to find a piece of residential property in a downtown community that is raw and undeveloped.

“You generally have what I call tear-downs, where somebody could buy a house on a lot, tear it down and build a new house,” he said. Avondale West, which has a European theme, has wooded homesites available ranging from .19 to .47 acres and from $129,000 to $199,000. H homes there will be priced from $500,000 and up.

Construction on at least three houses should begin in the next 60 to 90 days, Ratterree said. Seven houses are already there, along with a variety of wildlife.
“Between the turtles, fish and so many different types of birds, it’s hard to believe Avondale West is located so close to downtown Greenville,” said Farrey. The neighborhood’s amenities include a cobblestone, gated entrance with gatehouse; a stone and iron fence encompassing the property; sidewalks and lampposts throughout; a clubhouse with an outdoor pavilion and kitchen facilities overlooking creeks, ponds and waterfalls; and nature trails.

Ratterree sees the community’s additional attractions as its historical significance, beauty and location. Newcastle Construction & Development LLC is the preferred builder for Avondale West, but purchasers of home sites can choose their own builders. The community’s architectural requirements include square-footage restrictions — one-story homes must be a minimum of 2,200 square feet, one and one-half story homes must be at least of 3,000 square feet, with a first floor minimum of 2,200 square feet. Two-story homes must be a minimum of 3,200 square feet, with a first floor minimum of 2,200 square feet.
