Hotel, more stores planned near I-77
17-acre project between Killian, Clemson roads in growing retail hub

A hotel, several restaurants and other retailers are planned for about 17 acres between Killian and Clemson roads in Northeast Richland.

The planned retail development is east of I-77 and about a mile from a new Wal-Mart Supercenter. It’s also about a mile fromwhere a new CVS pharmacy is being built.

Roger Tandon — owner of the Hampton Inn and Holiday Inn hotels at Clemson Road and I-20 — said he and two partners of I-77 LLC closed on the property March 21. He would not disclose the purchase price.

The hotel will have between 140 and 150 rooms, Tandon said. He would not disclose what brand the hotel would be.

Also, Tandon, who said he has not signed any tenants yet, said he is looking for a gas station, fast-food and sit-down restaurants and general retailers, such as dry cleaners.

Meanwhile, commercial real estate firm NAI Avant said in a news release Monday that Tandon’s site and a neighboring 17.5 acres bought by developer C. Towne One LLC totaled $8.5 million.

Plans for C. Towne One’s lot include a new Acura and Porsche dealership, NAI Avant said in the release.

Bill McDaniels, president of McDaniels Automobile Group, is listed on the Secretary of State’s site as the registered agent for C. Towne One.

Efforts to reach McDaniels were unsuccessful.

Despite a down national economy, Tandon — who also owns Columbia’s Real Estate Partners firm — is confident that his project and overall development in Northeast Richland will continue to boom.

“When Wal-Mart opened, that changed everything,” Tandon said, referring to the discount-store chain’s draw on people and other retailers.

Wal-Mart at I-77 opened last month and is the chain’s 10th in Richland and Lexington counties.

Tandon estimates that his planned center could bring 300 to 500 jobs to the area.

The Clemson Road/I-77 area represents a new retail hub in Northeast Richland. The Village at Sandhill, near I-20, anchors the other.

During the next few weeks, Tandon and his broker, Fred Williams, will meet with engineers and architects to discuss his development.

The new retail center is set to be completed in the next 12 to 18 months, Tandon said.
