Legacy Medical Center Under Construction Near Bluffton


New medical complex will offer cardiology, dentistry, plastic surgery, pediatrics and eye care near Sun City Hilton Head

A new medical complex that will offer cardiology, dentistry, plastic surgery, pediatrics and eye care is under construction next to Sun City Hilton Head.

Legacy Medical Center could house as many as 35 private offices in its 75,000 square feet of space, according to Steve Anthony Sr., CEO ofLegacy Companies, the company developing the site.

The project, at the intersection of U.S. 278 and S.C. 170, is the largest medical facility constructed in southern South Carolina since Coastal Carolina Hospital opened in late 2004.

It’s Anthony’s first medical development. His company has built several residential and commercial projects in Beaufort County, including Crosswinds near Broad Creek on Hilton Head Island and Legacy Commons and Rose Dhu Creek Plantation in Bluffton.

Construction of the medical center began last October. It will contain six buildings, one of which will open in June.

The largest tenant in the 10-acre development could be Tenet Healthcare Corp., which operates hospitals in Hardeeville and on Hilton Head. Anthony said negotiations include leasing 15,000 square feet — one building — to Tenet.

Elizabeth Lamkin, CEO of Hilton Head Hospital, said the extra space would expand the hospital’s outpatient diagnostic and treatment services.

Anthony said Memorial University Medical Center of Savannah is also considering a lease.

Don Tomberlin, Memorial’s director of regional and business development, said that “programs and services have to be developed before we can determine what our particular space needs are.”

Anthony expects to have all the space leased or sold by the end of the year. Space is selling for $290 a square foot or renting for $22 a square foot.

“We’ve had a load of interest from doctors all over — Alabama, Texas,” Anthony said, “but until we finalize our arrangements with the hospital groups, we really haven’t committed to the other outside doctors yet.”

Anthony said he met with Sun City residents this week to address neighborhood questions and received what he called positive feedback.

“They can take a golf cart right to their doctor’s door and they don’t have to get out on the road,” he said. “And that’s a big thing for them.”
